Many property purchasers are often confused as to how to instruct an experienced Chartered Surveyor and what type of survey they need.
Most buyers will be obtaining a mortgage secured on the property therefore the lender (bank or building society) will request that a mortgage valuation report be undertaken. This, however, is NOT a survey but a limited inspection to verify the value for lending purposes as well as looking at a few specific technical aspects required by the lender. The report produced from a mortgage valuation inspection can be very limited in detail and a copy is not always passed on to the applicant. It is NOT a survey and cannot be relied upon as such by the purchaser.
Given this – which type of survey do you need?!
At present there are several report types within the market place but by far the most popular and cost effective option is the RICS HomeBuyer Report and Valuation. This report format has been created by the Royal Institute of Chartered Surveyors which is the professional governing body for Chartered Surveyors and only their qualified and regulated members can undertake these reports. RIGHTSURV consider this to be the best report format for most people seeking reassurance about the condition of their potential new home.
